Frequently Asked Questions

We believe the best design isn't about the designer. It's about you. Rather than imposing our own style or vision, we see ourselves as an extension of our clients, helping turn their ideas into thoughtful, functional spaces that reflect who they are.
With over 25 years of experience and a degree in architecture, our background goes well beyond the drawing board. From teaching architectural design at the college level to working alongside architects and engineers, in municipal building and code offices, and even hands-on with construction crews, we bring a unique understanding of both design and how things actually get built.
Your vision leads the way. Our experience helps get you there.

We work with homeowners, builders, and developers on both residential and commercial projects. Whether you’re planning your own home or addition, or you’re a builder or developer looking for a reliable design partner, we’re happy to talk through what you have in mind.
-
It starts with our project information page. Send us your address and we’ll research the zoning so we know what’s possible on your lot. Then we talk through your wish list (how you want to use the spaces, how many bedrooms and baths, natural light, views) and your construction budget. From there, the design happens in three simple phases.
Schematic Design: Floor plans, elevations, and renderings so you can see the design take shape. You can make as many changes as you like in this phase.
Cost Control: We turn the approved design into drawings your builder can use to price the project, so you know what it will cost to build.
Construction Documents: The complete set of detailed drawings needed for your building permit and for your builder to build from.
We only move forward to the next phase when you’re happy with the design.

Communication and collaboration are at the heart of our process. We start with plenty of conversations and site visits to understand your goals. Once design is underway, one of our favorite tools is our live, interactive 3D design sessions.
Through screen sharing, we explore an accurate 3D model of your home and property together, moving from room to room, viewing different perspectives, and making changes in real time. The site is modeled with its actual topography and geographic orientation, allowing us to study natural sunlight, views, and how the home relates to its surroundings.
We can experiment with floor plans, window styles, materials, colors, and finishes, so you can see how your choices come together before anything is built.
You're not just reviewing drawings. You're actively participating in the design of your home every step of the way.

Item deDo you use AI?
Yes, but selectively. We use AI as a helpful assistant for things like building code research and refining conceptual renderings. But it's never our starting point. The ideas, creativity, and design solutions come from us and our clients. AI simply helps us refine and better communicate what's already been developed.
We also draw a firm line when it comes to construction documents, structural design, and other critical aspects of a project. AI is no substitute for professional knowledge, experience, and sound judgment, and we would never entrust decisions affecting the integrity of someone's home or the well-being of those who live in it to AI.
We believe in using technology to enhance our work, never to replace the creativity, expertise, and personal responsibility behind it.

We focus on design. Our business partner at Granite State ADU, Erik Jones, is a general contractor, and between us we have a large network of trusted builders and trades. If you need a builder, we can build it for you or connect you with the right people. If you already have one, we would love to work with them too.
-
We structure our contracts so you commit to as little as possible up front, typically starting with a small retainer. Your next significant payment isn't due until you're happy with the schematic design. This gives us the opportunity to demonstrate our ability to bring your vision to life while keeping you in the driver's seat financially.
Whenever possible, we offer a not-to-exceed fee, particularly for new construction where the scope is well defined. Renovations are a little different, with more unknowns behind the walls and under the floors, so those fees are typically structured on a sliding scale. Either way, you'll know exactly how everything works before we begin.
-
Typically your builder pulls the permit, and we work with them to get it approved. We’ve worked with all kinds of municipalities, and we have years of experience inside a code office, so we know what reviewers look for.

Most of our projects are in Maine, New Hampshire, Massachusetts, and Vermont, but we've worked with clients as far away as Florida and California. With today's technology, collaborating remotely through phone calls, screen sharing, and interactive 3D design sessions is easier than ever. This approach works particularly well for new construction, while renovations typically require more hands-on involvement and site visits due to the complexities of working with existing buildings.
