2) Schematic Design
Get your vision on paper.
I turn your wish list into floor plans, elevations, and 3D renderings so you can see the design take shape. We work by phone and screen share in a 3D model, so you can look around your home in real time and choose colors, window styles, and finishes as we go. You can make as many changes as you like in this phase.
1) Site Feasibility Analysis
Find out what’s possible on your lot.
Send us your address through our project information page and tell us a little about your goals. We’ll research the zoning, look at what’s possible on your lot, and visit the site when it’s needed. Then we talk through your wish list: how you want to use the spaces, how many bedrooms and baths, natural light, and views. We’ll also talk about your construction budget.
3) Cost Control
Know what it will cost to build.
Once you’re happy with the design, I develop it into a set of drawings your builder can use to price the project, including the site plan, floor and foundation plans, elevations, and framing plans. If the pricing comes in over budget, we adjust the design together.
4) Construction Documents
Everything needed to permit and build.
I prepare the complete set of detailed drawings and specifications required for your building permit and for your builder to build from, meeting your state’s building and energy code. Your builder typically pulls the permit, and I work with them to get it approved.
