We have over 20 years of experience designing commercial and residential projects, backed by a degree in architecture. We also have a network of civil and structural engineers, wetland scientists, and surveyors that we bring in as needed. That lets us give you a personal experience, where we get your vision out of your head, onto paper, and then built.

We work with homeowners, builders, and developers on both residential and commercial projects. Whether you’re planning your own home or addition, or you’re a builder or developer looking for a reliable design partner, we’re happy to talk through what you have in mind.

It starts with our project information page. Send us your address and we’ll research the zoning so we know what’s possible on your lot. Then we talk through your wish list (how you want to use the spaces, how many bedrooms and baths, natural light, views) and your construction budget. From there, the design happens in three simple phases.
Schematic Design: Floor plans, elevations, and renderings so you can see the design take shape. You can make as many changes as you like in this phase.
Cost Control: We turn the approved design into drawings your builder can use to price the project, so you know what it will cost to build.
Construction Documents: The complete set of detailed drawings needed for your building permit and for your builder to build from.
You only move forward to the next phase when you’re happy with the design.

Plenty of phone conversations and site visits early on. Once the design is underway, we meet by screen share in a 3D model. You can look around your home in real time and choose colors, window styles, and finishes as we go.

We focus on design. Our business partner at Granite State ADU, Erik Jones, is a general contractor, and between us we have a large network of trusted builders and trades. If you need a builder, we can build it for you or connect you with the right people. If you already have one, we work well with them too.

We structure our contracts so you commit to as little as possible up front. You start with schematic design, and you only move on to the next phase once you’re happy with the design. Whenever possible we give a not-to-exceed fee. That’s usually realistic for new construction, where the scope is well defined. Renovations are different, because there are so many unknowns behind the walls and under the floors. Those fees work on a sliding scale. Either way, you’ll know how it’s structured before we start.

Typically your builder pulls the permit, and we work with them to get it approved. We’ve worked with all kinds of municipalities, and we have years of experience inside a code office, so we know what reviewers look for.

Most of our projects are in Massachusetts, Maine, New Hampshire, and Vermont. Because so much of the work happens by phone and screen share, we can work with you wherever you are. We visit the site whenever it’s needed.
